Running Real Estate Like a Business, Not a Hobby

I've noticed a pattern with people who own one or two rental properties: they treat it like a side project instead of what it actually is — a business, with its own books, its own risks, and its own decisions to make on purpose instead of by accident.

A hobby mindset shows up in small ways. No separate account for rental income and expenses. No real reserve for repairs, so a broken furnace becomes a financial emergency instead of a line item. No clear read on whether a property is actually cash-flowing once you account for vacancy, maintenance, and management time — not just the mortgage payment.

Treating it like a business means the opposite of all that: dedicated accounts, a maintenance reserve, and a real, honest number for what the property nets you after every expense, not just what it grosses in rent. As a REALTOR®, I want clients to buy the right property. As someone who reads financials for a living, I want them to actually know what they own once they do.
